New Roofs & Re-Roofing in Plymouth
A roof is only as good as what is underneath
The visible slates or tiles are the last layer to go on. What decides how well a roof performs for decades is everything beneath them: sound timbers, a good membrane, correctly spaced battens and well-detailed flashings.
Any Weather Roofing LTD installs new roofs and carries out full re-roofing for homes in Plymouth and the surrounding areas. Every job starts with an honest look at the existing structure, because covering a weak roof with a new surface only hides the problem.
What we deal with
Signs your roof may be due for replacement
One of these on its own does not always mean a new roof. Several together usually do.
- 01
Repeated leaks in different places
If patching one area just moves the leak somewhere else, the roof covering as a whole is usually failing.
- 02
Lots of slipped, cracked or crumbling slates and tiles
A few are normal. Many, especially if they are flaking or breaking when touched, point to a roof at the end of its life.
- 03
Sagging or uneven roof lines
Dips along the ridge or slopes can mean the timbers underneath are weak or the roof has been overloaded.
- 04
Daylight or damp in the loft
Light coming through the covering, wet insulation or rotten rafters are signs that water has been getting in for some time.
- 05
Rusted or failed fixings
Old nails corrode and slates slip. In exposed coastal weather this can happen faster than people expect.
- 06
A roof that is simply old
Even if it is not leaking yet, a very old roof is worth having assessed so you can plan the work rather than react to a failure.
What goes into a new roof
This is the same build-up shown in the animation on our homepage. Each layer has a job to do.
- 01
Structure
Rafters, trusses, ridge and wall plates. Sound timber is the foundation. Where the existing structure is damaged or decayed, it is repaired before anything goes on top.
- 02
Membrane
A breathable membrane under the covering catches wind-blown rain and snow that gets past the slates and tiles, and lets the roof space breathe.
- 03
Battens
Treated timber battens, set at the right gauge for the slate or tile, hold the covering in place and give water a clear route off the roof.
- 04
Slate or tile
The finished covering. Laid course by course from the eaves up, with ridge, hips, verges and flashings detailed so the whole roof sheds water as one system.
Slate, tile or something else?
The right covering depends on the style of the house, the pitch of the roof, your budget and any local planning requirements. Natural slate has long been used in Devon and Cornwall and can last for generations. Concrete and clay tiles are common on newer and larger roofs. There are also lighter manufactured options.
We will talk through what suits your property and show you how each choice affects the look, the weight on the structure and the price.
Planning, conservation areas and Building Regulations
Re-roofing a house in a conservation area or a listed building can bring extra requirements, and replacing a roof can have Building Regulations implications around insulation, ventilation and fixings. Plymouth City Council is the place to confirm what applies to your address, and we will talk through the practical side with you before you commit.

FAQs
New Roofs & Re-Roofing questions
How do I know if I need a new roof or just a repair?
If the damage is limited and the rest of the roof is sound, a repair is usually enough. If leaks keep returning, many slates or tiles are failing or the timbers are affected, a new roof is more cost-effective in the long run. We will give you an honest view when we see it.
How long does a re-roof take?
It depends on the size of the roof, the covering and the weather. A typical house takes days rather than hours, and we will give you an expected timeframe in the quote.
Do I have to move out while the work is done?
In almost all cases, no. The work happens outside. There will be some noise and activity around the house and garden, and we will explain what to expect beforehand.
Can I keep my existing slates?
Sometimes good-quality slates can be sorted and reused, particularly on older properties. Whether that is sensible depends on their condition and the fixings they were hung with.
Will a new roof help with insulation?
A re-roof is a good moment to look at loft insulation and ventilation. We can discuss what is practical for your roof, and what Building Regulations may require.
